Created and implemented all of the company’s bidding and estimating procedures leading to an excellent success rate of contract awards. Sales for the year of 1999 were $15M.
Authored all policies and procedures that were used by field operations staff that provided standardization, controls and predictability.

With the Kroger acquisition Ralphs Grocery Co. became part of one of the largest supermarket chains in the United States. Combined with its sister companies there are over 2500 stores. In 1998 the development capital budget was $75M for the Ralphs and Food 4 Less divisions.
Director of Construction / Retail Maintenance: Responsible for all construction and retail maintenance functions of over 400 locations with 16 direct reports. Directly reported to the Vice President of Construction and Engineering.
Promoted to Director of Construction upon the merger of Food 4 Less with Ralphs.
Due to independent and aggressive management was responsible for the remodel of 110 stores, the conversion of 28 stores and 22 new store projects that has led to over 25% increased sales revenues.
Developed and negotiated the Hussman Total Service Program. The program encompassed refrigeration, HVAC, water treatment, and lighting service for all stores. The implementation of the program translated to a $5M savings to the company.

Denny’s Inc. is a large international family restaurant chain with annual sales in excess of $3B. The construction capital budget was $23M with an additional $12M budgeted for renovations.
Manager of New Construction: Department manager for remodel/new construction of Denny’s and El Pollo Loco restaurants. Responsibilities included establishment of budgets, bidding and contract negotiations, lease negotiations with a staff of 6 direct reports with heavy emphasis on site inspections and adherence to plans and specifications.
Revised the prototype building designs to provide better quality and efficiency thereby avoiding future costly maintenance repairs. This resulted in a savings of over $15K per project.
Developed new accounting and report systems that allowed immediate reporting of actual to budget project variance and contributed to a more accurate planning and budget process.
Qualified the company’s general contractor license, saving the company $36K per project in administrative costs.
