OBJECTIVE and PROFILE BACKGROUND SUMMARY
Summary of Qualifications: My career is in the hands-on operations and management of companies and projects involved in the planning, analysis, finance, marketing, sales, development, construction/remodeling of commercial, industrial, retail, and residential real estate of all types for over thirty years throughout Florida. However, I started my work in construction at age sixteen in building hands-on every phase of a ten unit residential apartments project with my father. As a child, in my parents paint and hardware store in Ft. Lauderdale, Florida I was involved in all the details of the daily operating of a thirty-year family business until 18 when I started military service and later college in Gainesville. At the University of Florida I received my BS in Building Construction and I finished school with a CBC license as I worked my way through construction school working in the construction trades as hands-on carpenter and all around man for various contractors in Gainesville.

Profile: Seasoned with Experience –Estimator, Superintendent, Construction/Project Manager-Builder, and Property Manager (CPM-NAR certification track courses 101102,201,213) and experience in both main office Operations, Project Management, and Field Supervision of Residential, Industrial & Commercial projects. All areas of office management by standard paper systems or modern computer/digital systems are well within my in-depth experiences.
Residential Experiences: Includes single-family custom homes, attached and detached housing, shelter, production housing, renovations, architectural and infrastructure planning and design, full project infrastructure development, PUD’s, resort country clubs and golf courses, and high-rise condominiums.
Commercial Experiences: Includes complete interior build-out in multi-story “A” office buildings and new and older remodeling construction of flex warehouse facilities, grocery stores, retail sales outlets (large to small and small to medium facilities in shopping malls), HUD multi-story housing and HUD multi-story-unit remodeling, grocery/commissary renovations.
Skills: Involved with off-site and on-site Construction /Project Management and hands-on field management of company operations for over thirty years using numerous trades tools and equipment as well as computer software operating systems for Network Servers and Clients (Microsoft) systems.
Computer: I was the IT Manager (computers) for WG Mills and brought their computers from stand-alone stations to a fully integrated and connected enterprise network for all staff, management, and field operations. Managed day-to-day operations of Information Technology Systems as IT manager. Used MS Office applications like Word, Excel, PowerPoint, Publisher, and Access Database (SQL) systems, E-Mail software systems Outlook (Exchange), anti-virus (MCAFEE ASAP), firewall devices (Sonic), switches and routers (Cisco). Previous Winn-Dixie grocery store building remodeled for complete new MEPS work and completed CC in Pasco County, FL. Wrote scopes for all subcontractor work and all necessary change orders. 2005 - 2006 Project Manager/Plans Coordination, Permitting - MES General

Managed two 5-story projects in Lakeland, FL and Orlando, FL. Construction was pre-cast hollow core slabs with topping and concrete masonry units with rebar and cell fill. Each HUD project over $4 million. Subcontractor acquisition for future projects bidding Delivered and picked up permitting plans for all projects all over the state of Florida.
1997 - 2004 Superintendent/Project Planning/IT - W.G. Mills, Inc., Sarasota, FL
Managed the construction of assisted living facility centers in Panama
City, Pensacola, and Fort Walton, FL. Managed the complete interior
retrofit and build-out of a kidney dialysis treatment center with 24 chair/stations including facility equipment installation and set up. Renovation of an Albertson grocery store and complete renovation of a new look for Circuit City retail outlets. Grew information technology services from small stand-alone file printer servers in five regional offices into a state-of-the-art enterprise level server network connecting all regional offices and all individual on-site projects located throughout Florida.

growth real estate market in Destin, Florida. Mother got Alzheimer’s sold project to care for Mother.

Provided independent contract management services in Project analysis, project management, asset-property management, acquisitions,
marketing and sales, data/information management operations, reporting services, general contracting and real estate management. This company eventually merged with another Boca Raton real estate group to manage three major “A” buildings in Boca Raton, Florida.
1986 - 1989 General Manager - ADVENT Construction Corp - Pompano Beach, FL
Principal of this small real estate development corporation offered full service design and build of both residential and commercial real estate projects. Residential was comprised of odd-lot building and sales of mid-priced houses Beach County market. Commercial was composed of flex office/warehouses and renovation of existing warehouses to upgrade the usage of these properties at current standards for increased utilization and income.
1985 - 1986 Director of Construction - Signature Group, Jupiter, FL
Involved in the initial architectural and land planning of the first phase of a
168-acre, 496-unit professional golf course community in Gainesville, FL.
Responsible for all the permitting and construction of all living unit types, golf clubhouse, golf course construction, and maintenance. Built-out, decorated, and sold-out the first phase units consisting of quadruplex villa, single-family, and attached townhouse style homes.

Managed a townhouse project of 82 high-end, attached, single-family
Town houses in Boca Raton, FL. The Project was built very rapidly and with very high-end materials. Supervised superintendents, office staff, and punch-out crew.
1981 - 1982 Assistant Project Manager, Highland Beach, FL
Assisted Project Manager to construct a beachfront condominium project
Consisting of two 16-story high-rise condominiums in Highland Beach,
FL. This fast-track project had both towers and a beach club under construction at one time and was completed in 18 months and under budget by $4 million. This realized the company a large profit and significant turn around time when the company was just coming out of a condo depression in south Florida.
1981 Project Manager - Weyerhaeuser Group, Boynton Beach, FL
Project Manager for a single-family home subdivision of 122 acres and 498 units in Boynton Beach, FL. Built the first release production units of 26 and three model homes that were fully decorated. Coordinated the Sales Center and further land development of Phase Two.
