Senior Project Manager for construction manager / general contractor / commercial developer
· Initiated project setup and planning for general construction of a new $75 million, 15 floor, 3 below grade parking levels, 509,000 sq. ft. structure for the State of
· Developed detailed 5000 activity CPM schedule to encompass the 33 month project duration.
· Established safety protocols and site coordination of multiple prime contractor public project.
· Implemented just in time deliveries on a tight urban site to ensure optimum utilization of the single means of project access.
· Headed efforts of a 26 person construction team implementing conversion of historically certified 927,000 sq. ft. post office building into the

Four Residential Communities for
· Initiated projects with design / build architects and engineers while executing necessary value engineering to achieve design within Owner’s budget.
· Applied for and obtained City approvals and utility company permits to implement projects.
· Managed demolition of over 70 existing buildings, coordinated engineering and installation of new community infrastructure, and controlled construction of over 600 residential units.
· Monitored construction tolerances to ensure finished homes were constructed in accordance with federal HUD requirements.
· Team leader for joint venture partner in construction of $388 million, 1.6 million sq. ft. NFL football stadium seating 69,000 spectators, including 172 luxury suites.
· Instrumental in ensuring labor stability of the 900+ daily on-site work force that resulted in no work stoppages, negating any project delays during the course of construction.
· Directed accelerated material submissions, approvals and deliveries to achieve an early completion in 27 months rather than the scheduled 28.
City of
· Coordinated and implemented the diverse requirements of The City, The State Judiciary, and Federal Court to obtain required approvals for $92 million, 582,000 sq. ft., 14 story structure.
· Implemented document management systems to ensure accurate reporting and proper record keeping required for public bidding, City work rules and Federal oversight.
· Administered coordination with two adjacent City buildings for the design and construction of a three building HVAC system central plant.
AMERIMAR REALTY COMPANY 1988 - 1991
Project Manager for real estate developer
The Rittenhouse Hotel and Condominiums and Parking Garage
· Organized daily operations of nine person development office; including lending institution budget controls, hiring the design team, monitoring construction, and schedule implementation.
· Managed completion of a vacant 33 story highrise concrete shell into $120 million, five-star luxury hotel and condominium.
· Streamlined design and construction of 7 story parking garage, while engaging with community residents to ensure final design maintained historic character of the surrounding neighborhood.
TURNER CONSTRUCTION COMPANY 1980 - 1988
Project Engineer for general contractor
Prudential Insurance Company
· Developed and coordinated efforts of a 6 person engineering staff on $50 million, 750,000 sq. ft. expansion to the corporate eastern headquarters building.
· Administered purchasing and negotiating of subcontracts, as well as estimating and approving subcontractor change orders.
· Performed extensive evaluation of design drawings and systems required to guarantee the building addition joined and functioned properly with the existing facility.
Philadelphia Four Seasons Hotel
· Reviewed and coordinated detail of shop drawings with design engineer in order to ensure constructability of building’s intricate granite facade.
· Coordinated material delivery process to ensure availability of granite through winter months, despite shutdown of
Allentown Hilton Hotel and Parking Garage
· Sole responsibility for engineering approvals for 9 level hotel and adjacent conference center.
· Performed detailed review of shop drawings and submittals required to ensure timely approval turn around and negate the need for resubmittal, in order to maintain a tight project schedule.
