Division President – May 2004 to July 2007 – Consistently one of Charlotte’s top ten condominium homebuilders. Responsible for the day-to-day operations and ultimate profitability of Hills’ North Carolina Division. Provided team leadership and guidance while managing a variety of tasks, including but not limited to:
• Human Resources: Responsible for the recruitment, training and development of key division personnel. Closely monitored department managers for both individual and departmental performance through short and long term management goals and incentives.
• Land Acquisition/Development: Established division land acquisition and development guidelines. Managed Regional Land Plan by balancing existing lot inventory, current development and proposed acquisition timelines with established sales and closings projections to meet division growth goals. Reviewed weekly Land Under Consideration log with Land Acquisition Manager to provide proper direction on new leads. Monitored land team’s contact log to encourage the farming of new contacts and fostering of existing relationships. Negotiated final land acquisition terms and conditions, reviewed feasibility studies, and managed municipal approvals, engineering design process, site permitting and overall development process.
• Sales/Marketing: Implemented division advertising program. Examined overall division and individual community sales and marketing programs for effectiveness. Ensured Sales Manager had entire sales team effectively using all available sales and marketing tools, including: community sales incentives, multimedia advertising, broker relations, model home presentation, speculative housing inventory, public relations, community activities, etc.
• Costing/Budgeting: Monitored division and community specific fixed and variable expenses on a weekly basis. Worked closely with department managers to confirm that year-to-date division budget goals were consistently met through the use of effective cost control measures, personnel awareness and direct management involvement.
• Accounting/Administrative: Ensured that all company accounting policies and procedures were strictly enforced and adhered to at all levels of management, such as the processing of: agreements of sale, vendor contracts, invoices, purchase orders, accounts payable, accounts receivable and division payroll. Managed multiple community homeowner associations as Board President; conducted monthly board meetings and annual homeowner meetings. Responsible for maintaining budget and financial records for all operating, reserve and working capital accounts. Oversaw individual buyers’ escrow accounts and other routine business banking activities as well. Maintained all community, departmental and divisional reports as required.
• Construction: Monitored division and community specific construction backlog; reviewed weekly Production Flow-Charts for construction progress and compliance with critical path for timely completion of homes. Reviewed Production Variance Reports to verify compliance with company standards and quality control. Monitored Over Budget Reports for weekly cost control; and reviewed Customer Satisfaction Surveys to ensure we had met customer expectations and achieved their highest level of satisfaction.
• Profitability: Ensured community profitability projections, and ultimately that of the division, had been met (by closely monitoring sales/settlement backlog, all associated hard cost of development & construction, fixed and variable overhead soft cost, including interest carry, etc.). Performed monthly Budget vs. Actual business plan reviews, providing constructive feedback for areas of improvement and increased profitability opportunities for individual communities and overall division.
• Customer Service: Focused each and every team member on the importance of excellence and customer satisfaction through setting proper expectations early and often, doing what was promised, without being asked, and ultimately providing the Buyer with a quality product at a competitive price.
Senior Project Manager – November 2001 to November 2002 – Supervised the daily operations of multiple communities within the Washington DC / Maryland Division, including 3 active communities, 3 new start-up communities and 5 closed-out (warranty) communities, concurrently.
Project Manager – November 1999 to October 2001 – Ultimately became responsible for the start-up and operation of Toll Brothers’ largest master planned community in Montgomery County, Maryland. Responsible for directing multiple building teams to ensure the highest level of quality, while consistently delivering record earnings year after year.
Assistant Project Manager – February 1999 to October 1999 – Project Manager in training. Developed and ran the companies first affordable housing program, as mandated by the local municipality in Montgomery County, Maryland.

President – January 1994 to January 1999 – Site grading and earthwork consultants. Managed a variety of aspects on multiple land development projects for a large national production builder. Worked together with numerous developers and engineers, as a liaison for the builder, to help raise the expectations of their community design and construction standards. Advised builder of possible design changes and/or field modifications that could help maximize profits, while minimizing the overall cost to all parties involved. Provided extensive review of engineered site plans, created rough grading plans and computer-generated earthwork analyses via Auto-CAD and Softdesk software. Provided professional field consultation and inspection services. Other internal duties performed include staff management and general business accounting.

Senior Civil Engineer / Project Manager – May 1987 to February 1988 and July 1989 to December 1993. Supervised multiple engineering teams on various land development projects: from conceptual designs to preliminary and final site plans; roadway designs, grade establishments and paving plans; to utilities, such as water, sewer and storm drain; through sediment control and stormwater management plan approvals. Responsible for managing field inspections on private water, sewer and storm drain. Provided “as-builts†certifications on both public and/or private systems as required per local jurisdictions. Other duties performed included writing reports, client correspondence and interaction with governing authorities.
