Director of Construction/Senior Project Manager, 2002 - 2009
Directly responsible for project P&L and budgeting. Client management consulting, subcontract/contract negotiations, estimating, cost and document control, and managed project/design plans (inception to completion). Responsible for pre-construction, buyout of long-lead items, and scheduling of multi projects simultaneously. Served as liaison between owner and local government agencies. Contracted vendors and tradesmen.
Project Highlights:
 2008/2009-South Coast Plaza Penthouse Floor Renovation and Capitol Improvement - a first time concept implemented in a shopping mall within the U.S. ($1.5M budget / 55 tradesman and 10 different subcontractors). Project consisted of fitting a glass floor in lieu of the existing concrete and stone flooring, which entailed major structural upgrades to all areas of the building to allow glass flooring to be a part of the common public thoroughfare. Sourced the glass manufacturer, structural engineering, code requirements, and guided the architects through an unfamiliar process. Project was brought in under budget and ahead of schedule with a cost savings.
 2005-2007- Fendi Projects- Flagship Store, Beverly Hills, CA, South Coast Plaza and Aspen, CO ($15 M build outs / up to 60 subcontractors). Implemented a new design, floating stone walls, and sculpted flower petal ceiling. Imported a stone setter from Italy to install the intricate stone walls and flooring with our in-house team. Expedited inspections and submitted approval to city architectural committee. Projects came in on time and under budget.
 2006-South Coast Plaza Bridge of Gardens Entrance and Baccarat Boutique Glass and Crystal Store ($1M budget for both projects / 22 subcontractors). Projects were built simultaneously side by side, without disruption of neighboring tenants or center staff. Over saw risk management, which was a high priority due to security, public access, and traffic. Held weekly meetings and daily walk-thru with directors and general managers to ensure the projects were meeting the design concepts. Finished projects inside the allotted schedule at a total savings of $110,000.
 2005-Harry Winston, Prototype Flagship Store, Rodeo Dr., Beverly Hills, CA. Three Story 20,000 sq. ft. facility. ($10M build out / 40 subcontractors). This project consisted of State of the art elements from Europe and New York. Arranged transportation and clearance through customs of high priority items. Visited the bronze storefront foundry in New York to mock up the storefront in order to correct engineering and design flaws to save time and money. Accelerated the installation insuring no delays to the project.
 2004-South Coast Plaza Double Pyramid Entrance and Award Winning Paul Frank Store. Responsible for $750,000 Pilkington Glass and Stone Pyramid Entrance (approximately 200 ft. long x 42 ft. wide x 40 ft. high) During startup of demolition, discovered pre-existing condition that called for Asbestos abatement; applied for and had AQMD finalized prior to proceeding. The pyramid design created a new benchmark installation procedure.
 2002-2003 ISP Award winning Miss Sixty South Coast Plaza, Miss Sixty and Energy, Melrose Blvd, LA, CA., Miss Sixty Santa Monica ($8.2M build out). Developed a time schedule to encompass multiple subcontractors overlapping during these build outs to meet the time constraints; the build out spaces were restricted and the crews had to be micro-managed to control the quality and installation of highly fragile materials. Created the central rotating portal front door design at South Coast Plaza. Led installation of millwork to meet time restraints.
 2002-South Coast Plaza Utility, Sewer and Infrastructure Upgrades. Upgrades included, dewatering inside 8 foot parking structures. Installation of grade beams and caisson. Worked with Southern California Edison to upgrade electrical vaults infrastructure. Utilized lateral boring and conventional methods to remove and replace hundreds of feet of antiquated sewer lines, and installed multiple grease clarifiers throughout the South Coast Plaza Campus complying with city and state regulations. Upgraded gas lines in conjunction with The Southern California Gas Co and was involved with SCP engineering in retrofitting two new cooling towers. Consulted on upgrades of 2200 main feeder lines for telephone communications in conjunction with ATT to accommodate new tenant needs.
