As VP of Operations I oversaw the Purchasing, Forward Planning, Customer Service and Construction/Land Development Departments. We had three active projects consisting of Podium and single family with several other projects still under warranty or in feasibility. Within 45 days of my hire the LA/Ventura Division was absorbed into the Orange County/Inland Empire Division. Operations were centralized and I was reassigned to the Playa Vista Project as Senior Project Manager. As Senior Project Manager I supervised the project manager, subcontractors, general superintendent, superintendents, assistant superintendents and punch techs on Warmington’s two Playa Vista podium projects. In addition, I was also directly responsible for the day-to-day ongoing construction operations of the 89-unit low rise Concerto Lofts Project from framing through Certificate of Occupancy. In May of 2008 I was transferred to the Northern California Division specifically to manage the Del Monte Warehouse project as an Owner’s Representative/Project Manager. My responsibilities included; procuring bids, job supervision, conducting weekly job and safety meetings, managing and scheduling the Contractors, Architects and Consultants while keeping the owner updated and involved with the progress of this Design/Build project. The project entailed implementing and completing the historic renovation, tenant improvements, site improvements and seismic retrofit of the historic 234,000 SF Del Monte Warehouse building located in Alameda, CA. The tenant improvements included construction of a 150 room - 5 star boutique hotel, a 50,000 SF upscale market with 2 specialty restaurants and 75,000 SF of commercial office space; all to be constructed within the building confines. The project had a budget of over $100 million but was put on hold due to economic conditions and I was transferred into the San Ramon office to manage the Land Development Department. My duties included oversight of all land development operations, negotiating and writing contracts for consultants and contractors and due diligence for upcoming projects. I was laid off in September due to lack of work.

Senior Project Manager, The Groves
As Senior Project Manager I was directly responsible for all supervision and purchasing for the land improvements on an 870-acre, 2500 lot subdivision in Marana, Arizona. The project included miles of onsite and offsite dry/wet utility installation including street improvements and a two-mile long, four lane public highway servicing the project. I was charged with taking the project from raw land to blue top lots which included supervision of all mass and finish grading, all onsite/offsite street improvements, dry/wet utility infrastructure installation and direct supervision of all project related Meritage employees and contractors. The site improvements also included an 18-acre commercial site, a 20-acre city park, two church sites, two multi-family sites and two private recreational areas including commercial, recreational buildings, parking areas, pools, tennis courts and lakes. The project was put on hold due to economic conditions.

I was hired on with KB as the Senior Superintendent on a 247 lot single-family project in Indio, CA. I completed the models on schedule and had up to 100 homes, divided into ten phases in production at any one time. I was promoted twice in one year; first to Feasibility Manager then second to Director of Land Development. As Director of Land Development my team function was to oversee the land development department including: Managing feasibility studies and creating feasibility reports, creating and managing development budgets, writing, negotiating and inputting subcontracts, creating and maintaining construction schedules which including overseeing the offsite superintendents, meeting with government officials and project engineers for plan review and value engineering.
My position was eliminated in December, 2006 when the Desert Division was closed.
Personal Accomplishments -
*I reviewed, rewrote, and in some cases renegotiated the KB land development contracts and scopes of work for all the desert projects. By doing so I was able to save the company hundreds of thousands of dollars in actual and future project costs by implementation of concise scopes of work that reflected the plans, eliminated extras and minimized misunderstandings.
*I analyzed and revamped the existing subcontractor bill processing system and was able to cut weeks off the process by doing so. This resulted in better pricing, service and attitude from our subcontractors.
*I implemented a new bond release process to facilitate getting our improvement bonds released much quicker than in the past.

I started as an assistant superintendent and was promoted to Vice President of Construction by 1990. I left the company in 1998 and returned 15 months later to assume a partnership role. As co-owner, my partners and I developed single family and multi-family projects in the greater Southern California area. My team responsibility was to set up, and then oversee all aspects of the forward planning, entitlements, construction operations, purchasing and customer service departments. We had up to 200 units and 8 projects going at any one time consisting of first time move ups in Palm Springs to million dollar condos on the beach in Oceanside.

*I personally organized a team of office and field personnel, including subcontractors, to successfully decrease our building cycle and costs while increasing our buyer satisfaction, all of which helped to move the company into profitability.
