SAINT LUKE’S HEALTH SYSTEM (SLHS), Kansas City, MO 1988 – 2009
Senior Director
Directed and project managed master planning, zoning variance, and schematics through construction document design, bidding, construction administration and project closeout for over 500 projects on the 11 hospital campuses valued in excess on one billion dollars. Led and motivated teams of talented people. All successes were joint successes.
• Responsible for working with White House Advance Team and Secret Service Presidential Detail to insure a flawless Healthcare Roundtable Discussion with President Bush at Saint Luke’s East –Lees Summit Health Campus.
• Negotiated and brokered a unique “three-legged†partnership with Johnson Controls, Inc., ADJ-HUX and SLHS to provide plant operations and maintenance services for 9 of Saint Luke’s Health System’s 13 major locations. This partnership has resulted in $11.7 million savings since its inception.
• Directed design/construction and negotiations with Kansas City Parks Board to construct a $1.2 million “chilled water loop†project through park property which provided significant energy savings and
redundancy to SLHS Wornall campus.
• Developed RFPs and negotiated five-year purchasing agreements for capital equipment that provided significant first cost and end operational savings through out SLHS.
• Managed the design and construction of a 2 year project – State of the Art Energy Center and 575 space parking structure. This $42 million project is designed for future capacity and maximum energy savings.
• Directed design and construction of a 5-story, 75,000 square foot vertical expansion. This structure included a rooftop dual pad heliport over Saint Luke’s Mid America Heart Institute’s existing five-story facility. Encountering a winter challenged by severe weather, this project was completed six months ahead of schedule and 900,000 dollars under budget.
• Directed Saint Luke’s Hospital of Kansas City 25-year master plan including zoning variations, traffic studies and urban planning for a major expansion on the main campus to create the ‘new’ Saint Luke’s. The total budget for Phase I of this plan is 350 million dollars.
• Created, developed and directed a unique partnership between key contractors and SLHS. This partnership controls and manages an insurance program that saves the health system $2.4 million versus the cost of the then existing conventional insurance programs. This program is completely unique to the construction industry.
• Developed and managed a master plan featured in the Healthcare Facilities Management journal for construction of a new $130 million 46-acre, 305,000 square foot suburban hospital on time and ahead of schedule.
• Provided leadership and expertise that resulted in a key and successful county election in Anderson County, Kansas which raised the mill levy and funded the renovation and modernization of the Anderson County Hospital, established as a part of the funding which resulted from the Hill-Burton Act, and managed by SLHS. Funding for this project was $3.2 million project.
• Additional noteworthy projects include:
• Two-story patient towers and central plant at SLHS Barry Road campus.
• Addition and renovation of surgery and emergency department – with no disruption in surgical services at SLHS Wornall campus.
• Two-story 17,500 square foot level 3 Neonatal Intensive Care Unit and a 20 bed Neuro Surgical Intensive Care Unit built over existing surgical suites at SLHS Wornall campus.
• A funding gap that was halting the efforts to build a remarkable two-story, 11,000 square foot Children’s SPOT (a Speech, Occupational Heal and Physical Therapy Clinic) was created as a by-product of the 9/11 disaster.
• Personally engaged the local construction community, using long-standing relationships with organized labor, contractors, suppliers and manufacturers, to generate $400,000 in cash donations plus in-kind labor and materials donations in excess of $800,000.
• In addition to being recognized for this effort by Saint Luke’s CEO, Richard G. Hastings, and the community. This will long be one of my most coveted accomplishments.
• Directed the design and construction of a new $4,000,000, 45,000 square foot Information Systems Office and Corporate Data Center. The office design was based on a raised floor architecture supporting over 130 personnel. The Data Center design consisted of UPS and closed system HVAC system infrastructures supported by backup diesel generator and 100 ton chiller.
• Directed design and construction of a $2.5 million UPS electrical power and HVAC expansion to support increased data center operating loads. The design included installation of two parallel 450 KVA UPS units, one 1000 KW back diesel generator and one 200 ton chiller unit.
