Manage the purchasing and cost estimating functions from product development through construction. Responsible for all Division purchasing activities, trade contractor relations and contract administration. Initiate, negotiate, and contract for all labor and materials associated with home construction. Ensure house budgets and options are accurate, complete and in the Homebuilder Software System. Ensure that material takeoffs are correct and complete. Source new and better products, subcontractors and material suppliers. Hire, train, and manage 4-6 direct reports, 150+ vendors, and oversee purchasing duties of 30+ communities. Insure accurate and competitive prices for all phasing of homebuilding. Review and approve variance reports, monthly accruals, contracts, and start budgets. Blueprint review, architectural revisions, approval process for new land acquisitions, new community and vendor set-up. Review and maintain operational issues within Maryland and Virginia communities, monitor firm annual plan for settlements, and wrap insurance policies. Work with Senior Management on new business initiatives.
