Shortly after being hired duties expanded to include oversight of Business Development, Pre-Construction Services, Estimating, Procurement and Safety. The achieved improvements resulted from innovative management, upgraded staff, tight spending controls and exceptional hiring practices.
• Took over poorly managed commercial project that was 6 months behind schedule and expected to lose over $250K, plus $150K in liquidated damages. Upon departure, the project was grossing $150K with no liquidated damages.
• Developed and implemented innovative methodology to gain an edge in the market -- a direct supply chain with factories in China producing granite, cabinets, plumbing and electrical fixtures, hardware, instant hot water, photo voltaic, ceiling grid, etc. This process eliminates the intermediaries, which reduces materials costs over 50% when compared to turnkey subcontractors. For example, granite counter-tops can be provided and installed for the same cost or less than plastic laminate.
• Turned around a pair of multi-family projects that were 1 year behind schedule and slated to lose over $1.25M. Upon departure, the projects were expected to gross over $400K upon completion.
• Managed claim on town-home project where the expectation was a loss of $400K in potential revenue. Upon departure, the claim was scheduled to yield in excess of $200K.
• Developed joint ventures that brought over $50M in very profitable opportunities while in a badly depressed market.
• Audited financials for two multi-family projects and found $170K in thefts unreported to insurance carriers. Secured $120K in claims settlements, after deductibles.
