Responsible for division lot and land operations as a result of the improvements, completion and turnover of completed projects was promoted to Manager of Acquisition and Development. As Manager, responsibilities included operations, land development, sales of lots, marketing of existing projects and home owners associations. Managed all legal affairs and contracts for land, and lots, including all purchase contract and legal negotiations. Engineered and executed plans of sixty five hundred new lots in Charlotte NC market. Choose location and negotiated with sellers and local entitlement boards as well as various locally elected officials to obtain necessary permits to complete projects. Developed pro forma’s and other financial benefits analysis which justified the expenditure for the project. Opened up ten new locations over five years. Turned over all HOA’s at virtually no cost to the company.
