CAREER SUMMARY
37 years experience in the residential and commercial construction industry with heavy tenant improvement and high-end retail projects; 17 years of this experience at a level of lead foreman, crew leader, job-site foreman; project manager, superintendent or supervisor; 10 years of this experience at a level of senior project manager, project estimator, operations supervisor, projects supervisor or owner; 3 years of this experience at a level of design coordinator, architectural assistant, store planning, construction supervisor or consultant.
EXPERIENCE & HIGHLIGHTS
1973-2010 I began as a laborer in our family owned concrete contracting company and advanced to foreman status of the foundation crew. From lay-out I was involved with trenching and equipment operation in support of many construction projects. High-end custom homes, condominiums, townhouses, apartments, multi family duplex structures, commercial buildings, preformed concrete wall systems, tunnel ram concrete systems, tilt up concrete projects, federal, government, school, hospitality, health care and public concrete projects are all part of my experience. I was responsible for product quality and testing procedures with soils, cement, steel rebar and wire mesh insertion practices used in the concrete field. I was trained to utilize surveying equipment, laser equipment, transit set ups, lay out stakes, engineering markers and other related equipment. I was trained in documentation of daily progress reports, work logs, weather conditions, scheduling forms, time reports, and safety procedures.
1978 Graduated from the USAF Heavy Equipment Operators Training School after a 32 week course and served a two year enlistment overseas. I was trained to operate numerous pieces of light and heavy equipment in support of the daily operation of a US Government facility. Acquired highest level of competency and security clearance allowed senior airman enlisted personnel. I was a member of the PRIME Beef Readiness Emergency Team and was the military liaison to a Japanese Independent Testing Contractor. I traveled for 180 days testing concrete samples of runways, over head electric winches, hydraulic winch systems and aircraft cable recovery systems. I was trained in military style documentation and logistics specialty courses for this TDY assignment.
1979-1983 I began working part-time as an apprentice metal stud framer/sheetrock hanger. I worked as a night cook for a franchisee of a national pizza chain in Apache Junction, Arizona. I was responsible for product preparation, customer service, hourly cash register readings, documenting sales figures and daily closing procedures. I accepted a position as store manager and relocated to Show Low, Arizona where I was responsible for re-establishing a quality reputation in this small community. My responsibilities included attending specified training seminars/courses, weekly management meetings and quarterly corporate meetings; soliciting, interviewing, hiring, training and releasing quality personnel as needed; conduct inventory assessments, order replacement products, insure inventory quality with accurate rotation, monitor product preparation, product presentation in delivering a quality product while maintaining set cost standards; record and assess hourly, daily, weekly and monthly operations documents as required; maintain accurate labor schedules, records, costs and training documentation; implement quality control standards and ensure corporate representation remained intact; perform daily banking procedures; instruct and train safety practices; schedule promotional events, purchase advertising venues and personally circulate promotional coupons and gifts and other responsibilities operating a small business restaurant.
1983-90, 92-2010 I accepted a full time position as an entry level metal stud framer/sheetrock hanger for a general contractor and began traveling to southern California. I advanced to journeyman level, the company financed me a travel trailer and I began the management level phase of my career. Traveling extensively from Chula Vista, California north to Bellingham, Washington and from Portland, Oregon east to Chicago, Illinois I was involved with projects ranging from high-end retail stores in existing shopping malls to multi-level out of ground bank/financial centers. Advancing upward to lead framer, crew leader, job-site foreman, project superintendent, project manager, operations supervisor, estimator and owner. My responsibilities included pre-construction assessment; blueprint and technical manual evaluation; material take off and ordering; building permit acquisition; business license procurement or purchase; daily job log/history; government/civil inspection scheduling; work schedule proposal and maintenance; OFCI material delivery schedule; pertinent documentation and progress reports; final inspection walk through; obtaining certificates of occupancy and all other administrative skills required of a general contractor to ensure delivery of a quality project in a timely and cost productive manner. I established and maintained professional relationships with clients, owners, mall management, local governing officials, architects, suppliers, vendors, sub contractors, design coordinators, retail management representatives and other individuals responsible for proper construction and a successful turn key general contracting firm.
1990-1992 I accepted a full time position as an Assistant Construction and Design Coordinator for a small ladies accessories chain retailer. I relocated to Beaverton, Oregon and began the administrative phase of my career. A proposed two year program wherein I would restore a failing store planning department was accepted by the family owned organization. I advanced to Construction and Design Coordinator and was instrumental in three delayed stores reaching completion, twelve proposed stores successfully planned and completed and ten proposed stores started prior to a corporate buy out. I worked cohesively with owners, investors, architects, suppliers, designers, manufacturers, contractors, merchandisers, retail managers, sales staff, union representatives, shipping agents, freight merchants, mall leasing personnel, corporate lawyers, corporate officers and others. I analyzed, defragmented, initialized and installed new systems vital to restoring the firms store planning department to become a smooth functioning entity and asset to the corporation. I attended weekly corporate meetings representing Construction and Design; assessed, restructured, prepared and presented new systems and procedures; traveled to locations for scheduled construction progress evaluations; created and implemented weekly meetings with local suppliers, manufactures and vendors; solicited construction bids from general contractors regionally; prepared and shipped construction bid packages with blueprints, technical manuals and criteria requirements; calculated new construction/design cost estimates presenting proposals to investors and successfully orchestrated a complete over haul/rebuilding process as scheduled.
1996 I traveled to Guam accepting a position as a metal stud framer working on a 300 unit housing complex at Agana NS. The work week schedule started at 7/12; lowered to 6/12-1/10; deflated to 5/12-1/10-1/8 and I was offered early release from my contract assisting in beating budget costs immensely due to expedient and quality workmanship. I obtained the proper documentation and security clearances to travel abroad and enter military installations. This documentation and security clearances were beneficial in my future experiences at Malmstrom AFB Great Falls, MT and Fairchild AFB Spokane, WA
1989 In mid-June I traveled to Chico, CA only contracted to Jay Jacobs Men and Jay Jacobs Women for Carlson Construction. The new mall, scheduled for a Fall Grand Opening was a cornucopia of work in an area void of skilled/knowledgeable tradesman. Quickly I solicited bids and secured deals on Orange Julius, Waldenbooks, Track & Trail, Aka Joe and Wet Seal increasing profit and creating new clientele.
Orange Julius and the separate Jay Jacobs outlets sat completed for two weeks awaiting merchandise. The final three stores also made the Grand Opening in late October. On two other occasions, 1990 w/Carlson Construction & 1995 w/Tudahl-Cole the same scenario was available at new malls. I had been given Carte Blanche after my showing in Chico and each scenario boosted our integrity and reputation as an exemplary general contractor.

A chronological work history would be extensive as my career covers a large geographical area. To maintain steady employment I often worked for a certain contractor/client on numerous occasions throughout my career. My references are all contractors/clients I have worked for over the past 37. I have become close friends with many of them and we consider ourselves a big family.
Independent Contractor-Eastside Brick Project; DEV Properties
A unique project requiring ingenuity and experience matching modern material with turn of the century craftsmanship. Combining my experience in steel stud framing with Exxx Bxxxx'x decadent design ideas we achieved success. We transformed the 1911 Flathead County Hospital into 2009 Eastside Brick Project. Professional and Artist suites are combined with luxurious condominiums producing one of Kalispell’s grandest landmarks. Working in tandem with Vxxxx Pxxxxxx we created weekly schedules for labor, ordered sufficient materials, and supervised our separate work forces cohesively. We maintained material and labor costs below the projected budget while consistently meeting our proposed completion schedule.
Independent Contractor/Tradesman-Kalispell Regional Medical Center; Swank Enterprises
KRMC was a two year project I was involved with in a steel stud framer /trim carpenter capacity. Under the direct supervision of Jxxx Hxxxxx my daily objectives and responsibilities included equipment maintenance, reviewing blueprints and specification documents, obtaining necessary tools and materials, and directing assistant personnel to expediently complete all scheduled tasks. I was instrumental in successfully completing all the heavy gauge exterior framing in a timely manor. My creativity and ability to interpret drawing details reduced labor by ‘jigging’ extensive eave and gutter pieces producing an aesthetically finished product. I volunteered to work at night during the critical phase of attaching the new structure to existing conditions and alterations in critical areas of the emergency wing. Mr. Halsey delegated infectious contaminate control (ICC) to my partner and I along with our designated nightly tasks. Implementing my experience with temporary barricade use, we were able to create an ICC working structure large enough to accommodate length encumber some sprinkler pipe.
Project Superintendent-Antelope Valley Mall Extension; RDJ Brothers Construction
In 1997 I was the Project Manager on this project with the objective to connect the existing mall food court to a new Dillard’s anchor store. Within the parameters of the addition were the construction of a new public entrance, a finished exit corridor, a clock tower, and a HVAC return air system incorporated into the mall bulkhead soffit. The project schedule occurred during a drywall material shortage which required precise material estimates and ordering. The location presented a unique delivery, storage, and handling issue requiring I be the liaison with the mall construction coordinator, city traffic controller, material manufacturer, and subsequent sub contractors. The fire exit corridor was designed to perform as both delivery entrances for vendors and as a regular exit corridor for the movie complex after mall business hours. The mall bulkhead soffit was originally designed to match existing conditions with a single cove lighting system. Discrepancies and limitations between designed and existing available clearance and space became an issue two weeks into the project schedule. Utilizing innovative design and experience I was responsible for a soffit system incorporating every aspect required to be submitted, approved, and constructed with no delays in the original schedule.
Project Superintendent/Manager-Etcetera Prototype Store; Carlson Construction
In 1989 I traveled to Portland, Oregon and met with Architects LA and the store design personnel at Etcetera to determine how we would construct the new prototype store. I walked into a very unique situation because there wasn’t a set of blueprints to assist with the construction. Larry Axxx and Dean Lxxxxx had visions and ideas of what they were looking for but they had yet to put ink to paper. Working from a scale model of the retail store, I was able to construct the newly designed store in 34 days. Based on the way I built the soffits and walls, the architects drew what they had observed me install and we finally had working drawings of the new design. I went on to build seven more stores all the while fine tuning design features such as ‘an independent aluminum neon sign housing unit’. Working with the neon sign contractor we came up with a designed aluminum box that housed the transformer, emergency turn off switch and all the wiring and PK’s necessary for Etcetera’s signage. It would arrive to the jobsite completely constructed and pre-painted the correct colors ready for installation. With ingenuity and foresight I easily cut building costs and labor regularly while in the field. It prompted Etcetera to hire me to organize their store planning department.

I am looking for a great relationship.
I am a work-a-holic! The standard “I am a highly motivated self starting…..†doesn’t do me justice. I am very particular and meticulous bordering on anal compulsive. I take pride in my work and enjoy passing on my knowledge to those who want to hear it. I also pass it on to those who don’t want to hear it. But need to hear it! I have outstanding oral and written communication skills in all levels of construction.
I was raised in a military family with a strong upbringing based on religion, respect, order and honesty. I believe that ‘…a man is not judged by what he starts, he is respected by what he finishes. Completely! †When I was a little boy I was always told “keep your mouth closed and your eyes and ears open and someday you will have the ability to be whatever you chooseâ€. Quietly my knowledge and experience developed everyday.
I strive to be the best person possible and behave as I would want my best friend to behave. I look myself in the mirror every morning with no regrets of my previous day’s actions. I am proud of what I did and how I did it.
Through honesty, hard work and diligence I have accomplished many of my goals and dreams. There were hurdles to clear and failures on the way but I learned from my errors and continued rather than quit.
I chose a wonderful profession/career loving what I produce and accomplish each day. Whether I coordinate a labor force, use hands on training or construct something myself having the luxury of seeing progress is awesome.
I estimate 95% of my projects met completion dates, cost budgets, labor costs with minimal follow up. The standard†I have a proven track record for on-time completions, meeting cost budgets, beating labor costs……†is what makes the world a fun place to live. There are two types of superintendents in the world, those that experienced the “project from hell†and those that aren’t being truthful.
