Toll Brothers 2006-2007
Involved with master planned community of 500 units over 25 acres consisting of 4 and 5 story apartment homes, town homes and single family homes. Responsible for the forward planning of multiple sites consisting of contract administration, preliminary budgets, all consultants to master plan the design approval by city council in the jurisdictions of Mountain View and Palo Alto. Required knowledge of underground utilities, civil engineering, soil engineering, structural engineering, architectural interior/exterior elevations, color renderings, landscape, demolition recycling, LEED/green/solar applications, fire sprinkler requirements, mechanical, electrical, and plumbing design and interaction with the city departments of building, planning, fire, public works, and surrounding neighbors in both jurisdictions.
Oversaw field staffing of sales, marketing, contract administration, budgets, and accounting of a high density home construction project. Requirements included quarterly meetings to update costs and schedules, and to forecast projections for approval by the regional executive VP. Tact and diplomacy were paramount for the surrounding neighborhood of this controversial 47 unit town home project that required interaction with the city’s planning, building, and public works SWPPP program during site construction and underground facilities.

Building cost range from $2,000,000 to $5,000,000 per home with 5 different homes under construction during the same year.
