Also, turned around $1.5 million custom home project from 60% structural framing assumed from 2 prior contractors.
DIVISION MANAGER / CONSTRUCTION PROJECT MANAGER
PROCURED $4 MILLION & $2 MILLION CONTRACTS – Procured contracts for $4+ million home and pre contracted $2+ million home with responsibility for: Interviewing, hiring and managing project superintendents, trade subcontractors, and product suppliers. Working closely with corporate headquarters, Project Director, Legal Counsel in drafting contracts, Outside Design professionals, Building Departments and Engineers analyzing FEMA requirements and assisting Architect in incorporating the requirements. Creating design specifications on projects incomplete from Architects. Held dual roles functioning as a ‘Division Manager’ working under the title of Project Manager.

DEVELOPED CUSTOM HOME DIVISION … for $200 Million Commercial Construction Firm – Worked directly with CEO and Board of Directors to conceptualize and develop resort custom home division for Colorado’s commercial contractor of choice specializing in large hotel and resort projects. Prepared detailed business plan and created division marketing design, strategy and campaign. Developed comprehensive cost database. Established relationships within the design and sales community.
* VALUE ENGINEERING, PRE-CONSTRUCTION SERVICES & PERMITTING – Worked closely with client in value engineering, pre-construction services and permitting states for 10,000 sq ft castle style home with indoor pool.

COMPLETED $4.8 MILLION RESORT MULTI-FAMILY PROJECT – Provided procurement of trades, suppliers, financial administration, project management and supervision of 4 – 6,000 sq ft single-family duplex buildings with market value of $4.8 million. Supervised project superintendents, in-house carpenters and all subcontracted trades and suppliers. Successfully completed project that exceeded developer expectations.
* TURNED AROUND $600,000 PROJECT – Reversed deteriorated relationship for developer with past client by renovating a defect project built through previous superintendent.
