RELEVANT EXPERIENCE
• Supervised and coordinated over 1500 apartment, condominium and/or single-family units from design through occupancy. Projects were well received and some won labor and Industry awards
• Commercial projects included office buildings, banks, production facilities, warehouses and parking structures.
• Directed sophisticated, multi-million dollar renovations and additions to many local hospitals & state intuitions
To include: Gettysburg, Howard County & St. Joseph Hospitals & Regional Institute / Children & Adolescents
• Preserved and renovated historic buildings and demolished adjacent non relevant buildings.
• Completed all on site & off site infrastructure work for zero clearance & large lot subdivisions including clearing sites, road construction, utilities, landscaping, maintaining all temporary sediment & erosion controls and completing bonded storm water containment vaults & sediment controls.
• Increased production, quality and safety through constant attention to details using inspections and written reports sent to all parties listing assigned responsibilities for each task and a time frame to complete each line item with reliable follow up inspections, documentation and sign off. And put resources in place to finish what subcontractors could not finish and assign that cost if necessary.
SELECTED RESPONSIBILITIES
• Develop site utilization plans for all phases of construction including access to and from the site, security, safety and securing construction offices.
• Help develop general conditions, contract scopes, budgets, schedules and required manpower needed to support the schedule, job cleanliness and safety.
• Provide reasonable suggestions to fill the gaps between design intent and practical construction while pushing the design team to provide the information needed to fit the buildings on the lots and keep the units within the building footprint.
• In addition to the master schedule, develop 3-week look ahead schedules and up-date them each week before the superintendent’s meeting. Three week schedules allow all parties to know when and where they are expected to be before they come into the Superintendent’s meeting and all parties can keep track of how they are doing using a less complex document. Subcontractors are required each week to supply their input before the three week is published. The 3-week schedules helped manage as many as 300 people per day on some projects.
• Insure daily reports are kept and completed with the correct information. All third party or in house reports are written and required actions are implemented and documented (keep track of “as-builtsâ€).
• Recruit and hire the best people, evaluate and improve their skills. Keep them informed so they can keep me informed and do not set them up for failure.
• Insure safety is the number one priority, Safety inspections, procedures and practices are expected from everyone on the project, at all times. Work with corporate safety director to insure people and materials are kept safe and document the efforts.
• Work with Project Managers to process and approve subcontracts, change orders, requisitions and job status reports, insuring upper management is always aware of our situations and how we are resolving them.

REPRESENTATIVE PROJECTS
Towson Promenade – Towson, MD
Towson Promenade is a 379 unit, $82 million, 9-story ultra luxury apartment complex, all wrapped around a 700 space 7-story pre-cast concrete parking garage. The complex covers 5.2 acres of a 5.4 acre lot, with a slope of 75ft. east to west, making the terraced concrete foundations, with concrete retaining walls, auger cast piles, 30ft high stone gravity retaining walls next to adjacent properties all framed with 9 stories of wood framing terraced so that no section was higher than 5 stories, one of the most complicated wood frame projects on the east coast. There is a 10,000sf clubhouse with its own underground 10 space finished parking garage. The project includes 3 landscaped and intricate hard-scaped courtyards, with pool, grills, fire pits and lounging areas. Challenging site work included demolition of existing buildings and parking lots (all crushed and reused on site) and the surprise existence of an artesian well that is still flowing through the site. Also, the site could only be accessed from ½ of a public road sloping 45ft for most of the construction time. Many architectural and structural details had to be resolved in the field.
300 Massachusetts Court Apartments – N.W. Washington D.C.
371 units, $45 million, 14-story luxury apartment building located in the heart of Washington D.C. The building is post-tensioned concrete on a 43-inch thick mat foundation three parking levels underground. All wrapped around an existing and restored 4-story historic building. The building was built to the property lines and over a public alley to the next property lines. Amenities such as the pool, hot tub, running track and exercises areas are on the roof of the building. This building was judged by Pillars of The Industry Awards as the 4th best apartment complex for 2004.
Regional Institute for Children and Adolescents (RICA) for the state of Md. – Baltimore, Md.
Phase 1 is dormitories for residents and their nursing staff. Phase 2 is construction of a 55,000 sf. multi-service building including classrooms, administrative offices, dining areas, kitchen, recreation areas, student detention (lock up) rooms and support areas. All on the existing campus of RICA ( a state run school for students the courts determined needed full time supervision for any number of problems) without any interruption to the 24hr /7day operation of the school.
Point Breeze Business Center, for the state of Md. – Baltimore, Md.
The design-build renovation of a large manufacturing complex into office space for the Maryland Dept. of the Environment. The 151,000 sf., $4.3 million dollar renovation (including asbestos removal/abatement) was fast tracked and performed while other tenants occupied the building. People moved into their spaces as soon as the paint was dry
Howard County Hospital – Columbia, Md.
Renovations and up-grading of the entire main electrical feeds into the hospital, to include new main switch gear, new emergency generators and building a new electrical distribution platform on the roof. The platform services to provide power to new and renovated chillers with all new cooling towers and related piping and controls throughout the entire hospital interstitial space. All work was performed as the hospital maintained full service and it included working over top active sleep labs and operating rooms, 12in. steel pipes and equipment weighing 100s of pounds had to be maneuvered & fitted into place around existing pipe and equipment before the old equipment could be removed.
St. Joseph’s Hospital’s, O’Day Medical Arts Building and Parking Structure – Towson, Md.
A new $14.5 million, 5-story 120,000 sf medical office building with an adjacent, 5 level 800-car poured in place & pre-cast concrete parking garage on the grounds of Saint Joseph’s Hospital. Tenant improvements to the new building and hospital were $2.5 million. All work was performed with no interruptions to the hospital
Westinghouse Electric Corporation – Hunt Valley, MD
Design/build construction of two office and research facilities each 130,000 sq ft, 6 stories, mirrored image attached to each other with a separate parking garage. I saved more then $750th by doing work with company self performing crews. The complex was the regional headquarters for Westinghouse’s Integrated Logistics Support Division.
