Senior Project Manager
Responsibilities include overseeing the construction process from a financial, schedule and risk management aspect of $160 million luxury condominium program. These projects include a 10 story, 47 luxury condominium and a 10 story 34 luxury condominium located in the upscale Fisher Island. Management duties included company start-up, fabrication of subcontractor scopes of work and contract negotiations; production and the implementation of company management and engineering structure; prime contract negotiations; risk assessment and management; executive and strategic planning; Business Development; manage project accounting and cost control process and monthly reporting to upper management on the financial status. Administrative duties included the procuring and processing of project submittals, shop drawings, and product approvals; produce, manage and track all RFI’s (request for information) with all parties and track & manage all the long lead materials. Cost Engineer
Responsibilities include auditing the project management process from a financial, schedule and risk management aspect of numerous construction projects in the South Florida area. These projects range from $10 million to $300 million in size. Cost Engineering duties included produce and report “Indicated Outcome Reports†for internal use by Operations and Financial Departments as well as corporate reporting; independent audit of the project risk financially and operationally; assessment of Owner and Contractor contract for reporting and risk analysis purposes; customize reports to meet upper management requirements; audit all Prolog budget procedures, including Change Order Requests, Subcontracts and General Condition Costs; review original estimate with Project Team and the Estimator. Identify “undefined discountsâ€, value-engineering items, insurance requirements, non-reimbursable and contract allowances; coordinating with Purchasing Department to confirm the scope of the Subcontract buyout and input buyout information; review all exposure and unbought items as it affects project budget; meeting with upper management of the project to discuss exposure and potential solutions; identify overall potential project earnings and risks to report to corporate management; analysis of claims and potential litigation issues as it relates to the project schedule and budget and analysis of project schedule as it relates to the project financials
Project Engineer
Responsibilities include the administering and coordinating of all engineering, design and financial information needed to construct the projects. These projects range from $10 million to $65 million in size. Engineering duties included produce, submit and distribute project RFI’s (request for information); procuring and processing of project submittals, shop drawings, and product approvals; negotiate change orders with subcontractors and owner; track and manage constant pricing changes associated with owner changes; coordinate TCO / CO procedures with the local Building Department and other governmental jurisdictions; track and update field documentation and coordinate long lead project equipments.
Project Superintendent (Level I, II and III)
Responsibilities include the administering and coordinating of all engineering, design and financial information needed to construct the projects. These projects range from $8 million to $54 million in size. Superintending duties included coordinate all trades on all interior trades, exterior trades and structural trades; manage all MEP coordination; coordination of inspections with the building department; develop, update and implement project schedule; conduct, document and coordinated owner, architect and contractor meetings; manage, document and enforce closeout and turn over procedure; originate, implement and enforced site safety program (ZERO ACCIDENTS during management period); coordinate all trades for construction (held weekly subcontractor meetings) and managed constant owner changes to maintain project schedule.
