I had recently joined the Morganti Group based out of Danbury Connecticut during their implementation of a restructuring plan. We had established over $3 Billion dollars in leads not including the work I was pursing based on personal and past relationships in the excess of $2 Billion plus.
Prior to Morganti I worked for IBEX Construction and was the SVP of operations here in New York up from 2005 to 2009. I am looking for an opportunity to help direct the operations of a growing firm.
I had previously worked for Skanska USA Building (over 12 years) and grew up in the construction industry. I ran my own business unit and was responsible to develop business for my unit. Overview
Mr. Stern presents more than 28 years of successful design and management experience in the building industry in both the private and public sectors. The various markets include: corporate/commercial, educational/cultural, financial, telecom/media, museums, religious institutions and transportation facilities. His extensive new construction and renovation experience with commercial, mission critical facilities, occupied school buildings, including The Ross School’s Master Planning and the 30+ schools in the NYC School Construction Authority Capital Improvements Program 1A, provide him with the ability to coordinate large and small scale construction projects. The Ross School, East Hampton, NY
The $90M in projects and $500M Master Plan for this private chartered school includes approximately 50 small buildings including student dormitories on two combined plots of land over the next 9 years. There are three new building under construction, the Senior Thesis Building, 32,000-SF, the Wellness Center 45,000-SF and the Humanities Building 28,000-SF. Each building will be equipped with state-of-the-art tele-data technology, full video conferencing, restaurant, gymnasium, and theatre and science laboratories.
Nasdaq Market Site, New York,
$42M design-build project encompassing multifunctional state of the art technological media center and public attraction. The facility includes 14 individual radio and television broadcast visible from the street. A public exhibition space with interactive market related displays, auditoriums, conference rooms and a retail store. The worlds largest LED animated sign including a giant video screen was built on the exterior of the building for the live market data displays and advertising for Nasdaq listed companies.
Long Island Aquarium, Brentwood, NY
The $62 million, 90,000 square foot, 3 story structural steel and glass facility will feature roughly 900,000 gallons of tank exhibits with specialized acrylics that will provide optically perfect viewing of the tanks, marine life that will include hundreds of fascinating species, spectacular touch tanks, support systems, computer-generated interactive exhibits, a glacial exhibit, classrooms, a lecture hall, an auditorium and a large format/3D Imax Theater, as well as office and public space.
Austrian Cultural Institute, New York, NY
The Austrian Cultural Forum (ACF) designed by Atelier Raimund Abraham was a unique project requiring creative and innovative construction solutions to complete its most unusual and complicated design. The 22-story, 33,000-SF building features an articulated sloped curtainwall facade with exposed architectural concrete and a zinc metal panel wall system on the remaining elevations. The site measured a mere 25-ft X 80-ft for a building that was to be 278 feet high and therefore did not allow many options for placement of the hoist and tower crane. The site, located mid-block with adjacent properties on three sides, was difficult to stage and had to be carefully analyzed to develop an appropriate construction sequence.
Pfizer, Inc., New York, NY
$15.3M, 150,000-SF renovation of five floors for the International Pharmaceutical Group, Legal Division and Corporate Headquarters. The project consisted of eight phases over the course of 16 months. Work consisted of phased demolition of existing space and construction of new offices, bathrooms, videoconference rooms, etc. Project features included the creation of two interconnecting atrium stairways, stained glass sidelights, vision panels and clerestories and exposed terra cotta arch ceilings. Careful planning was crucial to minimize the impact on existing operations.
Morgan Stanley, New York, NY
$3.8M complete interior fit-out of 34,000-SF at one of Morgan Stanley’s corporate offices. Project consisted of new offices for legal department and included state-of-the-art telecommunications wiring, raised computer floor throughout, equipment rooms, environmental control office, and conferencing areas. The work was performed on an aggressive fast-tracked schedule of 10 weeks from contract award to substantial completion.
St. John’s Residence Hall F, Queens, NY
New, 6 story, 117,000-SF dormitory facility. The structural steel building is concrete slab-on-grade and has concrete filled metal deck with a cellar and mechanical penthouse. The exterior of the building is designed to match the existing dormitory structures with custom brick exterior, aluminum and glass curtain wall on the stairways and a standing seam metal roof. The dormitory will house 106 double occupancy rooms and 72 triple rooms with 12 staff apartments. The rooms are outfitted with telecommunication outlets for each resident.
St. John’s University, St. Thomas More Church, Queens, NY
A 15,400 square foot, $10M out of the ground church comprised of structural steel and masonry with a pile foundation. The exterior façade will be glass and masonry with a zinc roof. The interior of the church will include circular pews, floating Italian ceilings and reused stained glass windows, which will be retained from an existing chapel on campus. St. John’s University is over 130 years old and this is the first church they will have of their own. It will be constructed in a similar manner to some of their recently completed projects in that their master plan for construction anticipated the need for steam and water lines that would feed into additional buildings via underground tunnels. Thus each building, including this one, is constructed with an opening in the foundation wall that allows for future extension of MEPS systems. The project is anticipated to take 14 months to complete.
Herbert H. Lehman College, Bronx, New York
Construction Management of $12M, 40,000-SF Carman Hall Centralized Computer Facility. Center is located in an existing building, which is fully occupied six days a week. Project included upgrading various systems within the building, including the installation of new air handlers and chiller pumps throughout, done in multiple phases.
Fair Field, New York, NY
New construction of 120,000-SF, 12 building residential estate on 65 acres of ocean front property on eastern Long Island. Projects include exquisite high-end interior finishes within limestone-clad structures and substantial site work and landscaping. Project value: $225M.
Airis Cargo Facility - Tract 8 & 9a, John F. Kennedy International Airport, Jamaica, NY
These two new facilities provided specialized and automated air cargo processing as well as administrative and CSO offices. The two projects consist of over 430,000 SF of cargo operations and support areas, TV/ULD storage, GSE buildings, and export office surcharge areas. The facilities are steel frame construction with precast concrete and metal panel exterior facades. With the use of long span joists the cargo facility on Tracts 8 and 9A will extend 800’ and 750’long respectively. Additional structures include administrative buildings with curtain wall glazing at the exterior construction.
The 42 acre site includes all new airside concrete and foundation work for aircraft aprons hardstands, taxiways, curbs, aircraft directional and ramp lighting, ramp Ground Power Units and aircraft tethering plus all landside site work to accommodate truck loading and unloading, vehicular parking and landscaping. Site work required installation of underground site utilities consisting of a complex system of sewer/sanitary, storm water drainage, fire suppression piping and electrical duct banks. All this work required the continued remediation of asbestos and other soil contaminants.
The two new facilities are able to accommodate six aircraft positions and over a hundred truck loading docks and extensive surface parking spaces.
Forest Labs, Commack, NY
$45M renovation to an existing one story, 103,300-SF facility, including modifications to the building shell and superstructure as well as restoration of the building’s façade. The renovated facility will consist of three sections, which include: Office and Administration; R&D Laboratories and Quality Control, GMP Suites; and warehousing and facilities support. In addition, new HVAC systems will be installed for the purpose of controlling airflow, temperature and humidity in accordance with the strict requirements for the various manufacturing suites, materials storage and laboratory areas. While under construction the
facility will be occupied.
Congregation Rodeph Shalom, New York, NY
$5.5M, two-phased project for renovations, additions and enhancements to the congregation’s facility, requiring flexible hours to accommodate the various classes, meetings and operations of this occupied facility. This fast-track project entails 40,000-SF of vertical additions including a new rooftop, Chapel and Eisner auditorium. The scope of work also requires demolition and renovations to two of the facility’s floors. These renovations will include an arcade, pantry, robing room, bathrooms, elevator lobby, classrooms, family room, public corridor, extensive M/E/P system upgrades, as well as detailed interior finishings.
Ossining Union Free School District, Ossining, NY
$20M, multi-school renovation projects for elementary schools, a middle school, and a high school. Strategic four phased construction and additional “off hours†work will be employed to minimize disruptions to the occupied school buildings and respond to the school district’s immediate needs. Scope of work for the schools include: Tower roof replacement and masonry repair; new jogging trail and irrigation system for fields; new acoustical ceilings; electrical service upgrades; playground installation; skylight replacement; science room renovations; library and office renovation; classroom renovations; parking lot addition; locker replacement and retaining wall; HVAC improvements; and bathroom renovations.
NYC SCA – Capital Improvement Program 1A, New York, NY
Superintendence and management services on projects from the constructability review stage through project closeout. The projects encompassed the following categories: building envelope work (e.g. roof and parapet repair or replacement, masonry restoration) and site work, boiler and facility upgrade and/or replacement; mechanical and plumbing upgrades (e.g. air conditioning and toilet upgrades); electrical repair and upgrade (e.g. emergency lighting, panel replacement); and architectural (e.g. room partitioning, creation of special program space).
NYC SCA CIP II, New York, NY
Work included an exterior modernization, boiler conversion and electrical upgrade, a roof upgrade, exterior masonry and renovating parapets. The exterior modernization and regularly consulting with the SCA and all subcontractors, reacting immediately to all emergencies and changes of the scope of work, and inspecting the sites to ensure quality and expedience of each project. Due to the frequent overcrowding conditions much of the work had to be completed during nighttime hours and weekends.
Ryan Medical Arts Building, Rockville Center, NY
Served as Developer and Construction Manager of the 62,000 S.F. Ryan Medical Arts Building which was completed in 1978. Since that time we have served as General Partner and Property Manager for this facility. The building is occupied by 107 physicians in 36 Suites and has been 100% occupied since the building opened. The facility includes a Phlebotomy Laboratory and many other Physician specialties. The Building is operational 24 hours a day, 365 days a year. As Property Manager we are responsible for the day-to-day operations of the building including preventative maintenance and emergency situations. Full service is provided to the tenants that include a full time on-site Property Manager, medical quality daily cleaning, daily regulated medical waste removal, maintenance and repair of all electrical, plumbing, HVAC systems. A 24-hour on-site telephone answering service is available for Physicians, which also provides 24 hour monitoring of building life safety systems and mechanical equipment alarms. Chairs Quarterly Partnership meetings with the Limited Partners to report on building operations, quarterly financial reporting, lease issues and upcoming capital improvement projects. Served as the General Partner and provides all the leasing, accounting and financial services for every facet of building operations.
Responsibilities as Owner’s Representative:
 Preliminary building evaluations and lease review, recommendation to client and negotiations with landlord.
 Created RFP’s for solicitation of bids from all architects, expediters, general contractors, furniture dealers, movers, etc.
 Compiled all bid information in matrix form and presented to client with recommendations.
 Attend necessary meetings to review and recommend on all preliminary design and final construction documents as they relate to budget and schedule.
 Coordination of NYC Department of Buildings filing with expediter, general contractor and architect.
 Chaired weekly on-site meetings, prepared and distributed minutes of meetings to coordinate client with the Project Team.
 Reviewed, negotiated and recommended for approval all project change orders.
 Coordinated move, punch-list and NYC Department of Buildings sign-offs.
 Review and final recommendation of all invoices, requisitions for payment, and landlord contributions summarized into a final project budget for the client.
Nursing sisters of the Sick Poor, Rockville Center, NY
Construction Manager for the new convent of the religious order known as “The Nursing Sisters of the Sick Poor,†adjacent to Mercy Medical Center, the hospital they founded early in this century. Among the features of the two-story structure are 50 apartments to house 71 sisters, 4,000-SF of office space, and a 3,000-SF basement. The residence is fully sprinklered and has state-of-the-art smoke and fire detectors and alarms. The Sisters have also incorporated current technology for their electronic security systems, proximity key access source cards, telephone, data communications and voice mail.
Port Authority Bus Terminal Construction Program, New York, NY
$45M 3-year construction program for two-block complex, a major regional commuter hub for NYC. Principal task is to expedite the construction of over forty work orders ranging in size from $45K to over $8M. On site presence enable work order performance on an emergency basis often as design build tasks. Work performed in multiple shifts in coordination with Port Authority staff to avoid any inconvenience to the traveling public. Projects include: $8.5M 4th floor HVAC modification, entailing installation of 5 new HVAC units and 4 new ventilation fans complete with new piping and ductwork and electrical and sprinkler upgrades for new MER’s and equiptment; $20M Cooler Tower Replacement, including steel dunnage upgrade and circulator pumps replacement; and $400K project to replace 4 existing redundant A.C. units with new systems including hanging steel platform, 8 A.C. units, dry coolers, piping and ductwork.
Congregation Beit Yaakov, New York,
A new 25,000-SF, four story, Jewish Synagogue is a reinforced concrete structure that will feature a Neo Classical Jerusalem Stone exterior facade with significant cornice stone above the custom made, bronze windows and 18’ doors and a dramatic sky-lighted wood dome atop. The new building’s details include all custom finishes including five types of Jerusalem Stone and North American White Oak millwork, custom light fixtures, bronze railings and millwork throughout the contemporary interior space.
The Museum of Natural History, New York, NY
A 75,000-SF renovation/addition. This $150M project entailed new exhibits and required extensive mechanical system upgrades to accommodate the new Rose Planetarium.

Mechanical Systems for Laboratories Renovations Including, HVAC, FM 200 Fire Suppression Systems, Pre Action, UPS and Data Technologies. Multi-phased project performed while existing facility remained in complete operation.
