Functional Role and Responsibilities
I perform multiple roles within the construction industry. My skill sets include quantity surveying, project controls, development, project management, estimating, scheduling, procurement, writing bid packages, project buyout, pre-construction through construction documents estimating on multiple projects throughout the country, correcting known and discovering unknown building defects, managing the process to correct the building defects, providing building repair estimates for litigation and mediation.
Career Highlights
I began my career 1978. I am very knowledgeable in all facets and types of development and construction. This knowledge includes the development of master plans for the highest and best use of the property, overseeing designers through all design phases, financial cost development and proformas tracking, implementing the designs through the construction process to project turnover, sites to vertical construction to FF&E selection and installation; concrete housing projects to townhouses to high rise construction. My most distinctive project is the completion of the Seneca in Snowshoe WV, the mold remediation and build back of the Le Jardin Townhouse project in Sandestin FL, the renovation of the Lockheed Martin Plant, the 22 schools portable replacement project in Brevard County and the 500 unit Housing development in Orlando, FL. I have experience with pre-cast containerized concrete houses assembled in Orlando and delivered to St Croix USVI, track houses, townhouses and all type of commercial projects.
The concrete house project consists of having all material components required to construct a house being placed into a container and shipped to the purchaser and erected on site.
The strength of my knowledge comes from working with design professionals to superintendent to estimator to project manager to senior project manager to scheduler to latent defect manager.
I have working knowledgeable in the following software: Primavera Scheduling (P3 and P3EC), Microsoft Project, Timberline Estimating, MCACES and Cost Link CM, U.S. Cost Success, Adobe Photo Shop, Power Point, Word and Excel. When the solution to a challenge is not obvious, I search for creative and imaginative solutions to the challenge.

The Blue Rose, Orlando, Florida – Senior Lead Estimator on the $500 million - 1,642 condo unit – 2.5 million SF project. Responsible for Conceptual, Schematic, Design Development and Construction Document estimate for the projects Owners. Advising the Design Team as to cost impacts of their design decisions so the Owner can make informed decision. Project consists of two 38 story condo/hotel towers, a Broadway Theater, multiple pre-cast concrete parking decks, restaurants, meeting spaces and outdoor facilities.
Intrawest Placemaking; Orlando, FL; Construction Manager – Correcting Latent Defects, Mediation Construction Manager, Estimator, Scheduler; 2005 to 2006
Condo Hotels and Resorts
The Seneca, Snowshoe, West Virginia – Construction Manager of the 60 unit, 7 story condo hotel project, 2 enclosed heated parking decks. Managed the general contractor on the completion phase on the project, worked on pricing variances to the Pro Forma and work schedules.
Le Jardin Townhouses, Sandestin, Florida – Construction Manager of the mold abatement / renovation project: Met with the design team to develop the corrective course of action to remediate and build back the townhouses. Developed estimated costs to be carried in the project Pro Forma; managed the abatement of mold related damage, stopping the water infiltration and repairing the class 5 and faux finishes, coordinating independent envelope consultants, negotiated and wrote contracts.
Marlin Grill, Sandestin, Florida – Construction Manager on locating and eliminating the source of water infiltration, developed estimated costs to be carried in the project budget, wrote scopes of work for the interior mold investigation phase of the work, and repairing and remodeling the class 5 finishes.
Southwinds I, II and III, Sandestin, Florida – Mediation Construction Manager on three 20 story ocean front high rise condominiums. Responsible for reviewing the proposed cost to correct latent defects, advising Intrawest management to the validly of construction claims, coordinating independent envelope consultants, analyzing HOA report for errors and omissions.
Tivioli Terrace, Sandestin, Florida – Reviewed HOA claims, estimated damage claim costs to Intrawest management. Damage resulted from the vibration pile driving during the construction of a 19 story high rise condominium.
The Grand, Sandestin, Florida – Reviewing the HOA report for construction deficiencies, coordinating independent envelope consultants, planning and estimating the costs to be carried on the Pro Forma and implementing the corrections.
HVAC piping and Heat pump issues, Sandestin, Florida – Investigated and develop a course of action to correct premature PVC piping failure on village wide HVAC system.
Turnberry Condominiums, Sandestin, Florida – Coordinate independent envelope consultants and structural engineer, assisted in defining scopes of work, provided in-house cost estimates prior to the mediation with the HOA v Intrawest. Directed the remediation / reconstruction designers and contractors.

Project Manger on the AMF/P&DC Facility Integration Project. Project scope included the construction of structural steel bridge, structural supports for the conveyor system and modifications to the AMF Building to support the automation conveyor/sorter.

Project Manager for the $ 25,000,000 new resort. Duties included the development and implementation of the concept, design, and implementing the project from infrastructure to vertical construction to resort build-out. Ensured the project met the financial returns of the Owner, attended design meetings concept to construction documents, developed and reviewed schedules, ensured construction achieved the quality requirements, attended strategy sessions, tracked and obtained project approvals, delivered the project. Participated in the development of the Master Plan of the 100 acre site.
First phase of the Project included two 5 story room towers, maintenance facility, cabana building, pools, tennis courts, reception building with restaurant, kitchen and offices. The building were later sold for time share.

Estimator on the $15,000,000 troop transportation facility at the airport for Associated Cost Engineers. Work included pricing the drawings at the 30, 60 and 100 % design level. Estimates were performed in MCACE software.
