Over 15 years of project management and estimating experience. Managed over 250 projects, ranging from $30K to $50 million. Hard-driving professional, who expects, and gets results. Vice President of Estimating & Pre-Construction Services: Commercial estimating, historic renovation, multi-family, medical, LEED, hospitality, and retail space projects. Design build and hard bid process; to include General Conditions, abatement, restoration of historic architectural components, submittals, contract evaluation, and buy out. Estimating process to include invitation and bid broadcast to trade partners, assumption of bid documents to include all addenda, distribution of bid documents to trade partners, quantity take offs for divisions 2,3,4,5,6, and 9, gather and qualify bids per division, record job specific notes per division and trade, oversee bid process value engineering, generate proposal, negotiate prime contract, oversee contract process and implementation to include scope of work, exclusions and qualification, and job buy out. Project manager: Commercial, light industrial projects from site to Certificate of Occupancy for five projects to include office complex, club houses and pools for local developer, Doctor’s office and a shopping center. Progress schedules (using MS Project or Primavera), RFI’s, RFC’s, Change orders, implementation of safety procedures, quality assurance and material delivery. Aid and implement pre construction process to include budget pricing, MEP design, and value engineering.
Sequencing of trades via fax, e-mail and phone, RFI’s, RFC’s, change orders, all local, county inspections and third party inspections. Assurance of quality control, safety meetings and owner walks, assumption of punch lists and receipt of Certificate of Occupancy.

Superintendent to include scheduling and sequencing of all trades from foundation to final clean. Responsible for construction and management of multiple trades and multiple houses (about 8 to 10 per month) and 2 condominiums in the Falls Run neighborhood. Built semi- custom homes, changes allowed up to Frame walk. Responsible for quality control, safety, assurance of proper materials, owner walks, punch out and sign off.
04/00-07/04 – Elite Exteriors, Fairfax, VA
Regional Sales Rep/Design Consultant: Residential remodeling including additions, and exterior renovations. Conducted take-offs and facilitated change orders, managed RFI’s, RFP’s, progress schedules and punch out as Regional Sales Representative. Worked extensively with insurance adjusters to have jobs approved and secure funds for work on hail and tornado damaged structures. Responsible for field sales of high-end renovations in Northern Virginia

Project Superintendent for Hoffman Office complex Alexandria, VA- to include scheduling, sequencing of all trades from Pad work to final clean. Assumed finishes for Coolidge auditorium $150K, Greenspring Village $1.8 million, Metro park EIFS $225K, Restoration hardware from Tysons Corner, VA to Jacksonville, Florida $500K.
Managed hiring labor, development and training of crews for residential work, supervised on-going projects, including safety, quality control, and progress schedules; managed change orders and collected accounts receivables. In Charge person for safety issues per OSHA standards as needed; including safety manuals, worker seminars and safety programs and compilation of MSDS manuals.
Directed government licensing regarding SBA and WBA status; Responsible for project schedules, quality control and client relations. Conducted take-offs and facilitated change orders, managed RFI’s, RFP’s progress schedules and punch out.

Project Manager for the Equinix IBX project section 09800 electrostatic dissipating epoxy floor system and supervised all day-to-day operations, estimating, contract negotiation, field activity, project management, billing and collections for the Manassas shop location.
Acted as Liaison between SCCP, TUCON Construction and the BECHTEL Corporation to include material delivery, storage, generating and collecting final change orders, scheduling, sequencing, generating and collecting back charges, and quality control.
