10th & B - City of San Diego - Project Manager - Mixed Use High Rise Development Permit Approved by CCDC (Centre City Development Corporation). 191 Units, 21 Levels Tower over 5 Levels of Subterranean Parking. For Sale Residential Condo Tower in Downtown San Diego’s Redevelopment Area (PODIUM EXPERIENCE). Designed, Entitled and Pre Construction were Complete in 6 months. This was the first ever high rise entitled by KB Home. I managed the Consultant Team and the relationship with the approving agency CCDC. The Consultant Team consisted of Architects, Engineers, Estimating Consultants and a General Contractor. .
Old Creek Ranch - City of San Marcos - 300 units on a 15 acre pad. 2 Product Lines of Multi Family Attached – Duplexes and Town Homes, All 3 Story Buildings. All Approvals acquired. Architecture, Final Map, Grading and Improvement Plans and Landscape Architecture were approved. A & E were completed for the structures. I managed the Consultant Team and the relationships with both the City of San Marcos and the Equity Partner. This site had a development contract with the Equity Partner.
Parc at 54 – City of San Diego - 90 Town Homes/ 10 Buildings on Completed the Final Map, DRE Approvals, HOA Documents & VA/FHA/ Conventional Financing Approvals. All work was done in a compressed timeframe.
Tesora at Monterrey Park - City of Imperial - 157 Single Family Detached Homes on 6,000 s.f. lots. Project Management of the community located in the Imperial Valley Area of Southern California. Purchased Blue Topped lots from developer Innovative Communities, substantial in tract and off tract improvements were required and the formation of a CFD (Community Facilities District – Special Tax). Offsite Acquisitions required. I managed Consultants, City relationships, Master Developer relationship and CFD. Master Developer challenged us with lack of adherence to scheduled completion of off tract improvements. Our models opened on time regardless of those complications. This sales program on this product line is a Pick a Lot/ Pick a Plan type.
Vista Quail Hill Bohrer Property - City of Vista 138 Attached Units. EIR and Tentative Map Application and lobbying of City Officials for Project Approval. Project was not approved and due to market conditions we elected to terminate our option on the property.
La Costa Greens – City of Carlsbad – 86 Multifamily Attached Town Homes. Site Development Permit was sought and approved. Senior Management of this community. Purchased master graded pads, tough hillside site for high density product. I managed the Planners, Engineers and Architects for site fit. I then oversaw Junior Planners on the mapping and improvement efforts.
Bond Exonerations – Successfully Reduced and Exonerated $12 MM in bonds in the City of San Marcos. This was accomplished in a six month time period. Bonds were old and were in place for various improvements. I met with City staff onsite to determine what needed to be done, confirmed this with the consultants and plans, provided management to the purchasing, construction staff and contractors and ultimately received the bond exonerations.
