PROGRAM MANAGEMENT
Program Management is the art of assisting a client with defining its needs, preparing a schedule with all appropriate tasks and sequencing and preparing a budget and cash flow expenditures pertaining to not only construction costs but also Owner related issues. It provides a road map for the client from beginning to end.
DEVELOPMENT BUDGETING / PROFORMA
I have the ability to provide budgeting for all development issues not only hard construction costs. Development budgets need to include items such as: Land costs, Architectural fees, City permitting fees, Geotechnical investigations for soils and Materials testing and Inspections during construction, MEP design consultant fees, construction costs, soft costs, move costs, telephone / data and security.
CONSTRUCTION ESTIMATING
The ability of a General Contractor to estimate the cost of a project is paramount to the success of a project. I can provide complete estimating services as plans are developed to provide accurate up to date budgeting for the project. This is essential for successful Value Engineering and the consistent goal of providing the highest quality project and within a stipulated budget.
SCHEDULING
I utilize the Critical Path Method and Gantt Charts to provide its clients with updated and accurate schedules. Scheduling is an essential aspect of construction that must apply the skills of the General Contractor to manage the subcontractors, any self directed work, inspections and weather to deliver a project on its projected completion date.

I am a 41 yr old who has over 25 years of project management experience in commercial and residential real estate development and construction. In addition to his experience, I have a strong foundation of integrity and mutual respect developed over the years with clients, architects, contractors, governmental agencies, developers and engineers.
I hold a B.S. in Business Administration from Cornell University. I was formerly the executive construction manager for a large development company as well as owned my own demolition and excavation company.
My primary focus of client satisfaction continues to be achieved through maintaining the highest level of standards for performance and quality. My thorough understanding of each phase of the construction and development process results from his earlier field experience as a carpenter, estimator and project engineer prior to transitioning into management.My extensive "hands on" experience at all levels provides him the expertise to identify areas for cost savings, as well as to anticipate potential problems before they arise.

Museum of Modern Art NY. : Tenant Improvement – This high-end tenant improvement consisted of 20,000 s.f. of addional build-out. We met a very tight deadline for their scheduled move-in date.

Lakeland Ave. Car Wash Islandia NY.: This 20,000 s.f. state of the art car wash facility is a mix of masonry and wood frame, with plaster exterior skin. Complete site work consists of wet and dry utilities, masonry retaining walls, wood trellis, architectural concrete hardscape and complete landscaping.
